Established in 1985, Six Lakes Country Club is an age restricted (55+), member-owned Southwest Florida community nestled in North Fort Myers. The community consists of 594 home sites, an 18-hole executive golf course, two tennis courts, a pool and spa, two clubhouses, a putting green, shuffleboard and bocce courts. One of the clubhouses contains a library, fitness room, billiard room, and card room. The other clubhouse is used for member events, including dances, live entertainment, dinners and holiday parties. The Sand Wedge Coffee Shop serves breakfast and lunch 7 days a week during season, and has a full bar.


Six Lakes Country Club is a cooperative association. Owners each own a share certificate (1/594th) of the community, and a leasehold interest in the lot their home sits on. The community is governed by the owners, under the direction of a 7-member Board of Directors who are elected by the membership. Common expenses are paid by quarterly assessments, which are approved by the members annually. Current assessments are approximately $1,000 per quarter, based upon lot location. Assessments pay for common area insurance, all payroll, building and equipment maintenance, repair and replacement, golf course and amenity maintenance, basic cable fees, mowing of all lawns, trash and recycle pick up. Homeowners are responsible for taxes and insurance, home maintenance, and yard maintenance (other than mowing), and water/sewer which is individually metered for their individual home.

Owners have full use of all amenities. Owners can choose to pay annual golf fees ($440 for singles, $667 for doubles and a $300 trail fee) and participate in the Men�s and Ladies� Golf Assn. activities or they can pay as they play. Tennis, shuffleboard, billiards and bocce all have group activities that owners can join. Play on the Six Lakes Golf Course is regulated by a Golf Professional. All other activities are regulated by the member-group. Social activities, like dinners, live entertainment and dances, are sponsored by the Six Lakes Alliance. All owners, renters and their guests must abide by Rules and Regulations established by the Board of Directors. Examples of the community�s common sense rules include: maintaining yards, pressure washing home exteriors, no outside storage, golf carts driven only by persons age 16 and older, no overnight street parking, no pets except in the pet areas of the community, no feeding wild animals and abiding by the rules set up for each amenity.

Because Six Lakes is an age-restricted community, at least one full time resident must be over the age of 55, and no children under the age of 18 are allowed to permanently occupy a home. Individuals under the age of 55 may purchase or inherit a home, but cannot use it for vacation or a temporary summer home until at least one owner attains the age of 55.

All owners can participate in community governance. Both the Corporate Board and the Alliance Board have committees made of volunteers who assist with events, research, and provide recommendations to the Board(s). Both Boards of Directors are also comprised of member-volunteers who are elected by their peers.

Six Lakes does not have an onsite real estate office. Homes are sold by owner and in the multiple listings of local and national real estate companies. All transfers of ownership must be approved by the Board of Directors, and include a criminal background check. The Share Certificate and Leasehold Agreement are recorded with the Lee County Clerk of Courts. This paperwork is provided to you by Six Lakes. Owners are responsible for transferring the title to the manufactured home with the Lee County Tax Collector�s Office. Six Lakes encourages the use of a Title company, especially when purchasing a home sold By Owner. The office cannot provide legal or real estate advice. A bulletin board and a website posts homes currently offered For Sale, however all information is provided to Six Lakes by the property owner or real estate agent, and its content is their sole responsibility.

Average home prices range from $40,000 to $80,000 and include the ownership share certificate. Most homes are sold furnished, and include a golf cart. Other than the application fee, no other charges are due to Six Lakes. Once you own your home at Six Lakes, these are routine expenses you should plan on paying: your quarterly assessments, your monthly water/sewer bill, purchases you�ve made at the pro shop or Sand Wedge shop, your electric bill, telephone bill, and any upgraded cable services you might obtain from the cable company. Lawn maintenance can be done by the homeowner or contracted out with several small businesses offering this service.

In 2004, Six Lakes renovated its golf course. In 2010, sewer lines were repaired, and in 2013 water lines were replaced and roads were resurfaced. The community intends to begin a clubhouse renovation project in 2016. All of these projects have been completed without increasing member assessments. Six Lakes is a vibrant, financially sound, active, member-owned community where the lifestyle meets every need. Approximately 60% of the homeowners are �Snow Birds� living at Six Lakes during the winter months, and at a northern home during the summer. This benefits year round residents because there are no lines, or traffic, and tee times are made when you want to play.


Six Lakes is pet friendly and has a pet area within the community. Residents living in the pet area are allowed one pet, of up to 30 pounds, in residence. Pets must be registered with the office and a copy of all current licenses and vaccination records is required. All pet owners must adhere to the community�s pet rules.


Safety is paramount at Six Lakes, with its 24/7 manned gatehouse and on dutyrovers from 6:00 pm to 6:00 am. The community is proud to boast that Six Lakes is the only Lee County community which has the Lee County Sheriff�s office V.O.I.C.E. program at its location. Rovers, who are our community patrol staff,are each trained V.O.I.C.E. officers, and carry a sheriff�s radio with them while on duty. Instead of calling 911 in an emergency, the Rovers are speaking directly to the Sheriff�s dispatcher, which allows for an instant response to any situation. Activities abound for all residents.
